Data center and logistics REITs have emerged as a hybrid income play for retirement investors seeking yield alongside exposure to artificial intelligence infrastructure growth. Prologis and Equinix represent two distinct approaches to the theme, each with its own risk profile and income characteristics.
The setup
Prologis is the world’s largest industrial REIT, owning and operating logistics facilities near major transportation hubs. Its tenant base includes e-commerce fulfillment centers, cold storage operators, and last-mile delivery facilities. The company recently expanded into data center development, capitalizing on surging demand for hyperscale computing facilities.
Equinix operates one of the largest global data center platforms, with interconnection facilities in more than 70 markets. Unlike Prologis, Equinix is a pure-play data center REIT with revenue driven by colocation, cloud connectivity, and network density. Its business model benefits from the migration of enterprise workloads to multi-cloud environments.
Both REITs are required to distribute at least 90 percent of taxable income to shareholders, making them structurally oriented toward dividend yield.
Key numbers
| Metric | Prologis (PLD) | Equinix (EQIX) |
| Dividend yield | ~3.2% | ~2.1% |
| Market cap | ~$120B | ~$85B |
| Revenue growth (latest quarter) | ~8% | ~16% |
| Data center pipeline | 5.8 GW | Expansion in 15+ markets |
| Sector focus | Industrial / logistics / data centers | Pure-play data centers |
Prologis offers a higher current yield but with exposure to industrial real estate cycles. Equinix provides lower current yield with faster revenue growth tied to data center demand. The combination can serve different roles within a retirement income portfolio.
What to watch
Interest rates remain the dominant risk factor for REITs. Rising rates increase borrowing costs and can compress cap rates, reducing property valuations. Both Prologis and Equinix have investment-grade balance sheets, but their cost of capital is sensitive to the 10-year Treasury yield trajectory.
Data center demand is the growth engine, but it is not assured. Hyperscale customers including Amazon, Microsoft, and Google have paused or delayed expansion plans in previous cycles. Any slowdown in AI infrastructure spending would directly affect pre-leasing commitments for new data center developments.
Prologis faces additional risk from e-commerce demand moderation. After years of rapid growth, online retail penetration has stabilized in the United States. That shift could reduce demand for new logistics facilities in some markets.
Common mistakes income investors make
Investors frequently chase the highest-yielding REIT without analyzing the source of that yield. A 6 percent yield from a indebted office REIT is not comparable to a 3.2 percent yield from Prologis with an investment-grade balance sheet. The sustainability of the dividend matters more than the headline rate.
Another mistake is treating REITs as bond substitutes. They are not. REIT dividends are taxed differently, and the underlying equity carries market risk. During the 2022 rate-hike cycle, many REITs declined 20 percent or more while bonds also fell. The correlation is not fixed, but REITs are equities, not fixed income.
Analyst outlook for data center REITs
Analysts at Morgan Stanley and Goldman Sachs have highlighted data center REITs as a preferred way to play AI infrastructure buildout without taking single-stock technology risk. The consensus view is that demand for colocation and hyperscale facilities will outpace supply through at least 2027, supporting rental rate growth and occupancy.
For Prologis specifically, analysts cite the 5.8 gigawatt data center pipeline as a potential value realization that the market has not fully priced. Equinix benefits from recurring revenue and high switching costs, which insulate margins even if new supply enters select markets.
Bottom line
Prologis and Equinix offer retirement investors a way to collect dividend income while gaining exposure to secular growth in data center and logistics infrastructure. Prologis provides a higher yield with industrial diversification, while Equinix offers purer data center exposure with faster revenue growth. Together they can anchor a REIT allocation within a broader income portfolio.
A retiree with a $400,000 portfolio who allocates 5 percent to Prologis and 3 percent to Equinix would hold $20,000 in PLD and $12,000 in EQIX. That allocation would generate approximately $640 from Prologis and $252 from Equinix, for a combined $892 in annual REIT dividend income.
