Fidelity National Financial, Inc. (NYSE: FNF) raised its quarterly dividend 4 percent on November 6, 2026, to $0.54 per share from $0.52. The increase lands days after a mixed third quarter at the nation’s largest title insurance company.
The setup
The company issues more title insurance policies than any other U.S. underwriter, through brands including Fidelity National Title, Chicago Title, and Commonwealth Land Title. The dividend is payable December 31, 2026, to stockholders of record on December 17. The raise came one day after FNF reported third-quarter results that showed revenue falling while headline earnings climbed.
Revenue of $3.578 billion was down 11.2 percent from $4.030 billion a year ago and came in below Wall Street’s $3.78 billion consensus. Net earnings attributable to common shareholders jumped to $633 million, or $2.37 per share, from $358 million, or $1.33 per share, lifted by recognized investment gains. Adjusted earnings of $1.32 per share were down from $1.63.
Key numbers
| Metric | Q3 2026 | Q3 2025 |
|---|---|---|
| Total revenue | $3.578 billion | $4.030 billion |
| Net earnings to common | $633 million | $358 million |
| Diluted EPS | $2.37 | $1.33 |
| Adjusted EPS | $1.32 | $1.63 |
| Adjusted pre-tax title margin | 17.1% | 17.8% |
| Nine-month revenue | $10.855 billion | $10.394 billion |
| Nine-month adjusted EPS | $3.62 | $3.57 |
The dividend and what it pays
The new rate annualizes to $2.16 per share, roughly a 4.9 percent yield at recent prices around $44. For every $100,000 invested, an income investor holds about 2,279 shares and collects roughly $4,900 per year. The raise itself adds about $182 of annual income per $100,000 position.
| Per $100,000 invested | Value |
|---|---|
| Shares at $44 | About 2,279 |
| Annual dividend income | About $4,900 |
| Added income from the raise | About $182 per year |
The dividend consumes under 45 percent of FNF’s run-rate adjusted earnings, using the nine-month pace. Coverage of that size leaves room for the payout to keep growing even in a soft housing market.
F&G Annuities & Life, FNF’s majority-owned retirement and annuity subsidiary, matched the gesture the same day. F&G raised its quarterly common dividend 4 percent to $0.26 per share, also payable December 31 to holders of record December 17. The F&G board also declared a quarterly cash dividend of $0.859375 per share on its 6.875% Series A Mandatory Convertible Preferred Stock, payable January 15, 2027.
What to watch
- Title revenue trends. Nine-month title revenue rose to $6.98 billion from $6.25 billion, but quarterly order flow tracks mortgage rates and housing turnover.
- F&G’s contribution. The annuity segment’s revenue slipped to $3.74 billion from $3.97 billion through nine months as investment income cooled.
- The record date. Shares must be held through December 17 to collect the December 31 payment.
- Margin discipline. The 17.1 percent adjusted pre-tax title margin stayed close to last year’s 17.8 percent despite the revenue decline.
Bottom line
FNF just paired a nearly 5 percent yield with a fresh 4 percent raise, and the payout remains well covered by adjusted earnings. The open question is cyclical: title insurance follows the housing market, and third-quarter revenue already showed the strain. Income investors buying before December 17 lock in the higher year-end payment.
