Demand is outpacing available supply
North American data center vacancy rates dropped below 3% in early 2026, according to industry reports. Artificial intelligence training and inference workloads require dense power and cooling configurations that legacy facilities cannot support. New construction timelines now stretch 24 to 36 months, which locks in pricing power for landlords with functional capacity.
Leasing spreads, the difference between new rents and expiring rents, have widened by double-digit percentages in key markets. Northern Virginia, Dallas, Phoenix, and Columbus command the highest premiums because of access to transmission infrastructure and available land.

Some regional grids near capacity, which means growth plans may stall if utilities cannot deliver additional megawatts. Concentration risk matters too. A REIT that leases 25% or more of its space to a single tenant faces outsized impact if that tenant shifts strategy.
